Commercial door service in Denver

Denver covers more building types than anywhere else we work — downtown high-rises and hotels, the industrial base along I-70 and Montbello, the redeveloped commercial districts of RiNo and Central Park, and hospital and institutional campuses throughout. The compliance stakes are highest here, because multi-storey occupancies are where fire-door documentation gets examined most closely.

Fire doors in multi-storey buildings

In a high-rise the fire doors are the building's compartmentation, and they come in two kinds that get confused constantly. Stairwell and corridor doors are swinging assemblies: they require an annual functional inspection confirming they self-close from any position and positively latch, along with checks for damage, field-drilled holes, missing labels and non-compliant hardware. Rolling steel fire doors and fire shutters — common at elevator lobbies, loading areas, service counters and parking entries — are the ones that require an actual annual drop test, where the door is released to confirm it closes fully and can be reset. A building with both needs both, documented separately, and "we tested the fire doors" is not a sufficient record. We inspect to NFPA 80, current edition, correct what fails, and issue certification per assembly so the file stands up when someone asks for it. Downtown work also means real access constraints — freight elevators, loading windows and after-hours scheduling — which we plan for rather than discover.

FAQ

Door service in Denver — common questions

Do our stairwell fire doors need a drop test?
No — swinging fire doors get an annual functional inspection confirming self-closing and positive latching, plus a condition check. Drop testing applies to rolling and coiling fire doors, fire shutters and fire counter doors. Many buildings have both, and each needs its own documentation.
Can you inspect and certify fire doors across an entire high-rise?
Yes. We inspect every rated assembly, document each one individually, repair what fails where it is correctable, and provide certification records organised so you can produce them on request.
Do you service rolling grilles and counter shutters in parking structures and lobbies?
We do — rolling grilles, counter shutters and rolling steel doors, including the operators and, where the assembly is rated, the annual drop test and certification.
How do you handle downtown access and loading restrictions?
We schedule around them. Freight elevator reservations, loading dock windows and after-hours building access are arranged in advance so the crew is not waiting on a dock or blocking a lane.
